What is an Energy Performance Certificate?
An EPC gives a property an energy efficiency rating on a scale from A (excellent) to G (poor) and describes its environmental impact (CO2 emissions). Cost effective recommendations are made which can reduce fuel bills, lower energy use and cut carbon emissions.
Why do I need an EPC?
All across the European Union we are trying to reduce carbon emissions and making our homes more energy efficient is a key part of the strategy. Every time a property is sold or rented, an EPC has to be included and the hope is that the new occupants will look at the EPC and follow its recommendations.
EPC shortcomings
Whilst the recommendations on the EPC are generally a useful guide to making your home more energy efficient, the EPC has its limitations. It does not take into account how you and your family want to live and how often small lifestyle adjustments will pay back far quicker than making expensive home improvements. Each home is different and sometimes measures such as draught proofing or hanging lined curtains will cut your bills, reduce your carbon footprint, make your home more comfortable, but will not make your EPC score any better! Another EPC recommendation is to fit low energy light bulbs, which though it would be significant if everyone did it, it makes little difference to your emissions and if you've got cheap bulbs, they might give off a nastily light and don't last long.
